A property inventory report is a fully referenced record of the fixtures, fittings and decor of a property, which works from the front entrance through each room as well as the outside space. Digital photographs of each room provide a quick overview, smaller additional images highlights items of value, interest and damage. Reports can be sent via email for speed of delivery.

 

INVENTORY REPORT

 

Our property inventory report is a fully referenced record of the fixtures, fittings and decor of a property, which begins from the front entrance through each room as well as the outside space to include garages and sheds. Digital photographs of each room provide a quick overview, smaller additional images highlights items of value, interest and damage.

 

The whole process is quick, easy and at affordable prices. The completed report is then issued to the relevant parties, which could just be the Landlord, but is usually the Letting Agent. Reports can be sent via email for speed of delivery.

 

CHECK-IN REPORT

 

A member of the Dorset inventory Services Limited Team will meet the Tenant at the property; review inventory with the tenant to ensure condition is agreed, take meter readings and obtain tenant signature. The Check-in Report will be completed and issued to the Letting Agent. If provided to Dorset Inventory Services Limited we will also present keys to the Tenant and gain signature of receipt.

 

CHECK-OUT REPORT

 

At the end of the Tenants leasing period our inspector can be instructed to create a Check-out Report. This report is used to re-evaluate the property, ensuring that all damages, breakages and missing items are recorded with additional photographic evidence. Our inspector will take meter readings, take possession of the keys and obtain a forwarding address. Keys will be returned to the Letting Agent with the completed Check-out Report.

 

 

INTERIM REPORT

 

If a Tenant has a long term arrangement with a Landlord we can also conduct an Interim Report. This report will review the condition of the property and items, based upon the information contained in the original inventory. Changes in condition will be noted within the report with additional supporting photographic evidence. Meter readings can be taken, if requested. The Interim Report will be completed and forwarded to the Letting Agent.

 

IS A REPORT NEEDED?

 

After a summary report Landlord and Tenant will be asked to agree the terms of the deposit return. If both parties cannot agreement as to the deductions to be made (there is now a dispute) it will be referred to the adjudication services.

 

Adjudicators will review all documentation before reaching judgements on disputes. It is therefore vital that all evidence is full, detailed, unbiased and preferably independent.

 

The legislation is there to protect the Tenant. But also protects the Landlord and their property.
